Owners on Title

Please provide details for every owner on the title. Owners can be individuals, companies or trusts (including SMSFs), just select the right type for each.

Bank account details for your rent payments.

Smoke Alarms

All properties under our management must be registered for smoke alarm compliance. As a landlord you have a duty of care to your tenants, including the installation and maintenance of smoke alarms meeting the Building Code of Australia, the Environmental Planning & Assessment Act and the Residential Tenancies Act.

Cass Property will arrange your smoke alarm compliance through one of our trusted providers, for an annual fee of up to $109 (incl. GST) depending on service coverage, covering replacement of faulty alarms, unlimited call‑outs and tenant portal access. If the same provider also arranges your water efficiency certificate, the combined fee is up to $149.
We'll need a copy of your smoke alarm compliance certificate before we can approve a tenant for your property.

Water Charges

As the landlord, you're responsible for the water service and sewerage supply charges. Without a water efficiency certificate, you can't pass on water usage charges to your tenant. If your property is separately metered and water efficient (no leaking taps, water-efficient shower heads and toilets), the certificate lets you bill your tenant for their own water usage.

Cass Property can arrange this certificate for up to $109 (incl. GST) depending on service coverage (additional charges apply if leaking taps or fittings need attention to pass inspection). If the same provider also arranges your smoke alarm compliance, the combined fee is up to $149.

Landlord Information Statement

NSW Fair Trading sets out what a landlord must be aware of before renting out a property. This document is legally binding and must be read and acknowledged by all owners: Landlord Information Statement (PDF).

Landlord Insurance

We strongly recommend taking out landlord insurance on your property. It's separate to your building insurance and helps protect you against risks like unpaid rent, tenant damage and public liability. This is arranged directly by you with your preferred insurer.

Preferred Trades

Cass Property works with a select group of tried and tested trades at an affordable rate for our owners. Let us know if you'd rather we use trades of your own.

Signing the Management Agreement

Once we've received the information above, we'll prepare your Management Agreement and send it to you electronically via DocuSign for signing.
